What is Part P and why do you need to know about it?
Part P is an important element of the Building Regulations, which ensures that consistent standards are carried out during the construction of all buildings. This includes building structure, fire safety, soundproofing, drainage, ventilation and electrical safety. The Part P regulation came into force in 2005 and all electrical work in dwellings in England and Wales, whether carried out professionally or as DIY, must meet the requirements of Part P of the Building Regulations. That is the law! (Just to keep you on your toes though, the rules differ slightly between England and Wales).
Why is Part P so important?
Part P was put in place to keep homeowners and tenants as safe as possible from electrical hazards, and applies to newly built domestic properties, as well as any alterations or additions to electrical installations in existing properties, including full or partial rewires.
Who’s responsible for Part P?
Homeowners and landlords are required, by law, to provide proof that all electrical installation work carried out on their property meets the requirements of Part P. Failure to do so can result in a £5000 fine AND up to 6 months in prison! Local Authorities have the power to make the responsible person remove or alter any work that does not meet the necessary requirements of the Building Regulations.
How do I make sure I have the right certification?
Always use an electrical contractor who is approved, registered, certified, has bells and whistles too! Cheap is not always best and may well end up costing you dearly. It is strongly recommended that you employ an electrical installer who is registered with one of the Government-approved Scheme Operators. They will ensure that the work carried out is issued with a Building Regulations Compliance Certificate.
