All electrical installations should be checked over regularly to make sure they are safe. This applies not just to businesses but rental properties, caravans, workshops and residential homes too, to name but a few.
These tests are called ‘Periodic inspections’ and the advice is that that these inspections should take place every:
- 10 years for an owner-occupied home
- 5 years for a rented home
- 3 years for a caravan
- 1 year for a swimming pool
When properties are sold or let, a routine inspection should take place as part of the rental or sale agreement.
Once the inspection has taken place you will be issued with an Electrical Condition Report (EICR).
So, what does the inspection cover?
The inspector will check for any hazards which may result in a fire or electric shock. Circuits will be reviewed to make sure they are not overloaded. Any poorly installed or faulty equipment will be spotted. Wiring, earthing, bonding and fixed electrical items will be inspected too.
Then there’s the light fittings, sockets, fuse boxes, outdoor electricity supplies and relevant identification notices. This list is not exhaustive!
Who should carry out the inspection?

What next?
The report will give details of the findings. This will list any damage, defects, non-compliances and hazards which do not comply with the current safety standards and may cause a danger.
If anything is deemed to be unsatisfactory, immediate action but be taken to rectify the situation and make the home, workplace or holiday home a safe place to be.
